How much does a boiler service cost in the UK?

Updated 28 October 2026 · Reviewed by Steve Wolfe

A one-off annual service for a gas boiler typically costs £80 to £120 in the UK, with most people paying about £100. An oil boiler service is usually £75 to £110. Expect £20 to £40 more in London and the South East, and book before winter, when engineers get busier.

Typical costs

Typical UK prices including VAT, for a one-off annual service with no repairs.

Gas boiler service £80–£120 By a Gas Safe registered engineer, with a written service record. On site: usually under an hour
Oil boiler service £75–£110 By an OFTEC registered technician. Oil boilers need cleaning of soot and debris.
Electric boiler service £70–£110 Simpler, as there's no gas or flue to check.
Landlord gas safety check £60–£90 A separate check of every gas appliance, often booked with the service.

What's in a service

A service is a set of safety and efficiency checks, not a repair. The engineer will usually:

  • Look over the boiler and controls for leaks, corrosion and wear.
  • Open the boiler up and clean the parts that need it, such as the burner and the condensate trap.
  • Check the gas pressure and burner, and test the flue gases with an analyser to make sure it's burning safely.
  • Check the flue is sound and clear.
  • Check the system pressure and the safety devices.
  • Give you a written record of what they checked and anything they found.

What changes the price

  • The kind of boiler. Oil boilers take longer to clean. Older boilers, back boilers and boilers that have missed services can take longer too.
  • Where you live. Labour costs more in London and the South East.
  • The time of year. Engineers get busy once the heating goes on, so late summer and early autumn are the easiest times to book.
  • What they find. The service price rarely includes parts or repairs.
  • Cheap offers. Very cheap services are sometimes used to sell cover or a new boiler. A service shouldn't come with pressure to replace a working boiler.

Before you book

  • Find the boiler's make, model and age, and when it was last serviced.
  • Check the warranty terms if the boiler is under ten years old. Some need a service every 12 months by a registered engineer.
  • Check the engineer's Gas Safe ID card covers boilers, or that an oil technician is OFTEC registered.
  • Ask what's included, and what parts and labour cost if something needs fixing.
  • If you're a landlord, ask for the gas safety record in the same visit.

An example Ballpark

What Ballpark gave for this job on 28 October 2026. It’s an example we worked out, not a customer’s price.

Annual service for a gas combi boiler, about six years old, in a three-bed semi in Birmingham. Nothing wrong with it.
  • Standard annual serviceClosest to the job £50–£100

One visit. A Gas Safe engineer inspects, cleans and tests the boiler and gives you a service record.

  • Service plus safety check £100–£150

The full service plus a gas safety check of the pipework and other gas appliances, and a carbon monoxide alarm check.

  • Service with system flush £250–£400

The full service plus a chemical flush of the radiators and an inhibitor top-up.

Based on

  • The boiler is working normally and needs no repairs
  • Easy access to the boiler
  • Prices are per visit, including VAT
  • A chemical flush, not a power flush

  • What kind of boiler is it? Gas, oil, LPG or electric, and a combi or one with a hot water cylinder?

Common questions

How much should a boiler service cost?

About £80 to £120 for a gas boiler. Checkatrade puts the average at about £100 for gas, £92.50 for oil and £90 for an electric combi. Some firms advertise services for less than this, often as a way to sell you a new boiler or cover.

How often should a boiler be serviced?

Once a year. Most manufacturers need a yearly service to keep the warranty valid, and the service is when problems such as a carbon monoxide leak get found.

Is boiler cover cheaper than paying for a service?

Not usually. Checkatrade puts boiler cover at about £8 to £13 a month, and boiler and central heating cover at about £180 to £300 a year. That's more than a one-off service, but it can include breakdowns and repairs. Check what's excluded, especially for older boilers.

Who can service a boiler?

A gas boiler must be serviced by a Gas Safe registered engineer. Ask to see their Gas Safe ID card, which shows which kinds of appliance they're qualified for. Oil boilers should be serviced by an OFTEC registered technician.

Is a boiler service the same as a gas safety certificate?

No. A landlord gas safety check covers every gas appliance and flue in the property, and GOV.UK says landlords must have one done every year by a registered engineer and give tenants a copy within 28 days. Many engineers do both in one visit, and Checkatrade puts the safety check at about £60 to £90.

What if the engineer finds a fault?

They should tell you what's wrong and what it will cost to put right. Checkatrade puts most boiler repairs at about £120 to £750 including parts. If the boiler is unsafe, the engineer can switch it off and label it.
